RESIDENTIAL PROPERTY TITLE SEARCHES

CURRENT OWNER SEARCH

Current Owner Title Search is ideal for foreclosure auctions, pre-tax auctions, short sales, by-owner transactions, refinance, or checking for clear title. You will receive a Title Abstract Report on all unreleased mortgages, liens and judgments* recorded against the property and the current owner(s). Please note that if the chain of title goes beyond 20 years, the search may require an upgrade to FULL State Statute search. 

TWO OWNER SEARCH 

Two Owner Title Search is also ideal for foreclosure auctions, pre-tax auctions, short sales, by-owner transactions, refinance, or checking for clear title. You will receive a Title Report on all unreleased mortgages, liens and judgments* recorded against the property and the most recent two owner(s).
Please note that if the chain of title goes beyond 20 years, the search may require an upgrade to FULL State Statute search. 

FULL TITLE SEARCH/FORECLOSURE/30-YEAR TITLE SEARCH 

Full Title Search is a great option for bank owned properties, foreclosure auctions, and is usually a requirement for Title Insurance, Purchases, Title Opinions and evidence for Marketable Title. 
You will receive a Title Report on all unreleased mortgages, liens and judgments* recorded against the property and on all current and prior owners for 30 years. Please, note that if the chain of title requires us to research beyond 30-years in order to reach a “good stop” deed, the search may require an upgrade in price according to the number of years required to be searched, whether or not there are chain splits, and depending on the difficulty of the search. 

LEGAL & VESTING SEARCH

Legal & Vesting Search details the owner of record and legal description of the property. You will receive a copy of the current deed including the legal description as recorded on the deed. 

*Civil courts are not searched as a part of a title search in accordance with TN Code § 25-5-101 (2014). 

 

NOTE: Copies of all deeds in the title chain and unreleased liens reported are included in all title search reports.
